I have an offer to trade 2 lots I am selling on Tiki Island for a 36ft Hatteras. Completely remodeled including engines and ac and generator and appliances and etc...

I have 1 lot on the market for 70K and 2 that I can sell for less because no realtors involved.

I guess 1 question I have is how easy is it to sell a big boat like that? and what kind of upkeep do these kind of boats require? Also - any other recommendations.......

Diesel twin screw? I'm not a lot of help but my friends who have boats like this seem to always be working on them. I would think the seller market is not that friendly due to limited group of people interested but that is just a guess. I could find out a lot of this info though sometime next week after the holidays.

That is kinda what I think too. I was also thinking I might try to charter it using a captain I know. Maybe it could generate some return revenue while it is on the market..

I have been trying to sell these lots for nearly 2 years but the market is soft after the hurricanes. It has not re-bounded yet.

One thought is trade for the boat then sell the boat - might be more productive?..

Taxes on 2 lots are $2200/year. If I sold the boat I could pay off the mortgage on the lots and eliminate the tax liability for the 2 lots, and still have 2 to sell when the market rebounds because I have 4.

Any information you can get me without getting too involved would be greatly appreciated. I will also look into it with a broker and get their "biased" oppinion....

Dean, I'll keep it simple -- don't do it. Hold onto the lot and don't get yourself into more maintenance and cost.

Dean, We have a 46' Wellcraft at South Shore marina and I can't even begin to explain all the cost related to owning this size boat. Insurance and slip fees are killing us let alone maintance and fuel. I would keep the land if it was my choice. We are trying to sell our boat but the market is very soft.

Ya'll - thanks for the feedback - it certainly is being considered - Any more advice would be appreciated...

I have a sense that it might not be a great deal but it might not be too bad if I charter it out.

I was considering if the land or the boat would be easier to sell..? I need to sell at least 1 of the lots to offset some of my excessive debt.
